Registration fees at 3.5%

The news has just broken. From October 1, 2024 to June 30, 2025, registration fees for the purchase of real estate in Luxembourg will be halved. They fall from 7% to 3.5%. This reduction applies to the purchase of a principal residence or a rental property.

    Benefit from cumulative tax measures until December 31, 2024

    If you buy your studio or apartment before December 31, you'll benefit from reduced registration fees AND all the other tax measures that will be in force in 2024. These measures depend on whether you are a first-time buyer or an investor.

    Scenario 1: You buy your principal residence. You benefit from :

    • Tax credit - Bëllegen Akt 40,000 per person, or €80,000 for a couple.
    • Deductible interest expense For the first 5 years of occupancy, interest charges on your home loan are deductible up to €4,000 per person.
    • From super-reduced VAT to 3% : This rate, capped at €50,000, remains applicable for the purchase of a new property in 2024, even if you have already acquired a property before.

    Scenario 2: You buy for a rental investment. You benefit from:

    • Tax credit - Bëllegen Akt 20,000 per person, or €40,000 for a couple.
    • Accelerated depreciation to 6% over 6 yearswith a tax ceiling of €250,000.
    • Reduction of the capital gains tax rate to ¼ of the overall rate if you sell an old rental property to buy a new one in Brooklyn.

    Example: Your registration fees at €0!

    To give you a concrete idea of how much you can save, here are two examples of acquisitions in Bonnevoie's new Brooklyn neighborhood.
